"Principle of market price creation in real estates market is based on market supply and market demand, but this market is immensely imperfect. Real estate location influences the market price mostly. The influence of municipality size upon self-contained houses market prices has been displayed by the linear regression model on two districts in Czech republic. Calculated model in result shows mutual dependance these two magnitudes and makes it possible numeric usage especially for market price assesment in comparative methods. This article is focused on using regression analysis for expression of the correlation course of municipality size and self-contained houses market prices. It shows and describes rather approach, which is possible to use, than global data processing for all locations. Database, that were used, is not too large, but periodically updated that is why the bid prices can be considered as the market prices.
