When designing building is practically always assumed the high quality of realized works. Based on this assumption is also calculated heat requirement for the operation of the building. In practice leaks frequently occurs in building envelope, which may result in increased heat loss of the object, disturbed microclimate inside the building, but also adversely affecting the lives of individual structural units. The article deals with the energy balance of modular construction (residential container). The airtightness of the building envelope was verified by a Blower Door test and the result has been involved in computational states.
